This is a practice site only.&nbsp; I deposited $10,500 fake dollars and bid in 2 auctions.&nbsp; I wasn&#8217;t successful in acquiring any properties even after adding the full premiums to the bids.&nbsp; I was wondering if anyone else has tried this.

        <p>I guess putting up a pick is not acceptable.&nbsp; I was just hoping to get a discussion going on how to go about selecting properties.&nbsp; How would you like to proceed in this discussion.&nbsp; In Arizona the tax auction is in February .. I&#8217;d love to get some incite into how to research the properties.&nbsp; What about about raw land??? .. We got tons of it down here!&nbsp; I got a mess of foreign investors owing taxes on properties 50 miles south of the Grand Canyon.&nbsp; I&#8217;ve heard that most of this raw land has no access to water.&nbsp; I haven&#8217;t verified that ... any discussion on this???&nbsp; If this message is inappropriate for this discussion group let me know!&nbsp; I really don&#8217;t know ...

        <p>I&#8217;m an Arizona tax lien investor (NEWBIE) this is a property listed in Coconino County, AZ.&nbsp; It was recently bought (9/09) for $7,500.&nbsp; The tax lien is $190.&nbsp; Would this lien be worth purchasing?&nbsp; It&#8217;s 1.2 acres, just raw land with the dirt streets carved out.&nbsp; About 50 miles from the Grand Canyon.&nbsp; I&#8217;d appreciate any and all comments ... thanks!&nbsp; and GOOD INVESTING!!!

        <p>I live in Arizona and just started learning about becoming a tax lien/deed investor.&nbsp; I got clued in from one of those big motivational seminars (12/2009) where the fee would have been $2000 to learn everything about tax lien investing.&nbsp; Well, I&#8217;m going to try and educate myself as best as I can.

        <p>I&#8217;m a lawyer who has been looking into the Cook County Tax Scavenger Sale for some people thinking about participating.&nbsp; I&#8217;ve never handled this sort of issue before, and before I give any advice or information to them, I want to double check with someone who seems to know what he is talking about.
</p>
<p>
My clients go to the Scavenger Sale and purchase the lien (because they are actually purchasing a lien on the property in question, correct?) for $250 (I assume $250 because I can&#8217;t imagine anyone else would want to buy this little parcel).&nbsp; They now own a lien on the parcel.&nbsp; The current owner has a period to redeem it.&nbsp; <i>Q1: What&#8217;s the period of redemption for a little tract of land with no habitable improvements on it? Is it 2 years?</i>  If the current own does not redeem the taxes on it, which they almost certainly will not, I transform the lien into tax deed.&nbsp; <i>Q2:&nbsp; Assuming my clients then take ownership of the property after the redemption period is over, do they also have to pay the taxes and/or penalties on the property, or do they take basically as new?</i>  
</p>
<p>
To sum up, are my client looking at a 2-year ordeal?&nbsp; And will it cost them the tens of thousands in back taxes and penalties, or will they only end up paying the lien purchase cost plus court filing fees to perfect the deed?
</p>
<p>
